Works that require
Building Regulation Approval
Building Regulations now cover an extremely
wide area of construction activity and it would not be too far away from the truth
to say that any activity involving construction or change to existing buildings
requires that the approval of the local Building Control Authority is required.
Another attribute of the Building Regulations
is that they change with time - usually by adding more. The last major amendment
came into force in April 2002 and covered areas including improved insulation
standards, lighting, drainage and waste disposal, fuel storage and glazing. This
is in addition to a host of minor changes.
The following is a list of activities that do
require Building Regulation Approval - the list is by no means exhaustive.
- All new building work
- An extension to existing
property
- Internal Alteration of
a structural nature
- Any change affecting
fire safety
- A detached garage
- Conversion of part or
all of a shop or office to a house or flat
- Cavity Wall Insulation
- Installation of replacement
windows
- Conversion of a house
into flats. (Even if only a change of use)
- Installation, alteration
or replacement of a shop front
There are a few areas of work
where Building Regulation Approval is not
needed but for most of the time, if the work that you propose to undertake
involves any form of construction, then the local Building Control Authority will
need to be informed.
