Do
I need planning approval for walls or fences?
Not normally, unless they are more than 1m high
by the highway and 2m high elsewhere.
Do
I need planning permission to put a caravan in my garden?
Probably not. Provided it is only parked temporarily (in the
same way you would park your car) and it remains moveable you should not have
any problems as far as planning law goes. Watch out for covenants on the house
however, some newer housing estates specifically prohibit caravans.
Do
I need Planning Permission to extend my garden into the field next door?
Almost certainly yes. Assuming that the land has been in agricultural
use it is unlikely to benefit from any associated residential use. There is an
issue concerning what would actually constitute use as a garden. If you merely
intend putting in a gate and letting the children kick a ball around, then this
is unlikely to require consent since a change of use would be hard to establish.
Formalising with lawns, borders etc would definitely bring
about a change requiring planning permission however.

I need planning approval for a new access drive to the highway?
Yes.
How
long does it take to get planning permission?
Usually, the application will takes about 8/10
weeks from the date of submission. Sometimes it takes a little longer if there
are special issues that the planning authority needs to investigate. For domestic
residential development there is a Government target time of 8 weeks.
How
long does planning permission last?
Until relatively recently, planning permission
was generally granted for 5 years but changes in Government rules means that since
the summer of 2005 permission for general development only lasts for 3 years.
It is possible for different lengths of time to be specified (usually shorter)
for 'temporary' consents.

long does building regulation approval last?
Usually 3 years.
Do
I need planning approval for: a garage?
It will depend on size and position but usually
yes.
Do
I need planning approval for a shed in my rear garden?
Not normally, unless it covers more than 50%
of the garden area.
Is
my neighbour entitled to look at my plans?
Not until they are submitted for planning permission.
Once submitted however they are deemed to be 'in the public domain' and anyone
can look at them and make comments. Conversely, any comments made about your proposal
are also 'in the public domain' and therefore available for you to see. Special
arrangements exist for developments with secure areas.
Do
I need to make a Building Regulation application if I re-roof my house?
No, provided that you use identical materials.
If you plan to change the type of tiles for example then you will need to make
an application.
What
is outline planning permission?
It is possible to apply for outline planning
permission when not all the details required to apply for full permission are
available. This usually applies to new developments.
I
have heard about something called the 10% rule, does it apply to me?
This is shorthand for your Permitted
Development Rights and will depend upon the development history of your building.
Do
I need to make a Building Regulation application if I install replacement windows?
Yes, since 1st April 2002 this has been a requirement.
Are
there any reductions in application charges for disabled people?
Yes, changes made to help with access for the
disabled do not incur building control fees.
I
own a listed building, am I allowed to change anything?
Yes indeed but you will need to make an application
for Listed Building Consent in
addition to any planning application that you may make.
What
happens if I build without planning permission?
The first answer has to be - don't do it. If
you have already done so however it is possible to make a retrospective application.
Ultimately you can be made to take down something you have built without planning
permission. If you receive any form of communication from your local authority
in these circumstances then call us we may be able to help - but do it now, strict
time penalties apply.
Do
I need planning permission for a conservatory?
It depends. Adverts by conservatory suppliers
that suggest planning permission 'may not be required' are relying on the possibility
that the volume of the extension (i.e. the conservatory) may be within your Permitted
Development Rights but this is often not as straightforward as they would
suggest.
